    TITLE: Director of Maintenance and Facilities

    CLASSIFICATION: District Office Administrator Director

    REPORTS TO: Deputy Superintendent

    SUMMARY: As the Director of Maintenance and Facilities, it is essential to ensure that all facilities are well-maintained and provide a safe and healthy environment for all staff and students. By following the duties and responsibilities outlined below, the Director can achieve this goal and ensure the smooth functioning of all district facilities.

    PERFORMANCE RESPONSIBILITIES:

    1. Reviews and updates job requirements for each craft and skill in Maintenance Department.
    2. Supervises and evaluates custodians, maintenance and grounds staff, and unit managers.
    3. Schedules daily maintenance on district facilities as requisitioned.
    4. Outlines an annual preventive maintenance program for all facilities.
    5. Periodically inspects facilities and informs principals/directors of custodial responsibilities and schedules maintenance of items.
    6. Trains or arranges for training of maintenance and grounds personnel as needed.
    7. Inspects all facilities annually, makes recommendations for major repairs and renovations of facilities.
    8. Gives specifications for equipment e.g., locks, door closers, security items, glass, etc. for new facilities to be constructed that adhere to District standards.
    9. Schedules lawn crew for cutting, edging of lawns, and trimming of hedges and trees.
    10. Keeps informed of state and city standards and codes and ensures that all regulations are implemented by maintenance staff.
    11. Keeps a log of plans and specifications of all facilities and refers to plans for renovation and repairs.
    12. Manages the bond budgets that support the plants and facilities.
    13. Assists with the inspection of new facilities under construction to determine non-compliance with plans and/or projected problems because of construction.
    14. Develops a maintenance budget including projection and recommendation for personnel, building and grounds equipment, tools, vehicles, and supplies.
    15. Arranges for immediate correction of problems that create a potential hazard for students and staff, or cause damage to property and facilities.
    16. Inspect for HAZMAT conditions including mold, pigeons, and asbestos.
    17. Keeps a file of necessary reports and records to maintain safe and accident-free facilities and grounds.
    18. Maintain adequate parts inventory and order items as necessary.
    19. To develop, maintain and report all required environmental, health, safety, and maintenance standards as required by law and to work with the administration, to ensure compliance with all regional, state and federal regulations and laws as they impact the school.
    20. Develop and maintain written procedures for reporting, monitoring, and security of all district buildings.
    21. Develop and implement procedures for facility use requests.
    22. Develop short- and long-term capital project plans and ensure their timely completion.
    23. Meet with contractors and vendors regarding bids and oversee contracted work to ensure compliance with contractual agreements and budgetary restrictions.
    24. Perform other duties as assigned.

    EDUCATION: Bachelors Degree in engineering, construction, or related field or; At least five (5) years of experience in building maintenance and construction with a trade school diploma in three or more crafts.

    LICENSES OR CERTIFICATIONS: Valid Fingerprint Clearance Card issued by the AZ Department of Public Safety

    EXPERIENCE: Minimum of five (5) years experience in construction and maintenance of large facilities. Experience in the supervision of 10 or more employees.

    SKILLS/KNOWLEDGE/ABILITIES:

    1. Familiarity with and willingness to become certified in the handling and removal of asbestos materials.
    2. Ability to work with administrators and staff in the implementation of a construction and preventive maintenance program.
    3. Strong leadership and interpersonal skills and high level of oral and written communication skills to provide direction and effectively interact with staff and administrators.
    4. Ability to bend, climb, kneel, lift, and carry 60 pounds, and push and pull 50 pounds.
    5. Ability to work with equipment, materials, and processes that maintain the safety of the work environment.
    6. Ability and experience to planning, coordinating, scheduling, and supervising a variety of maintenance projects.

    WORKING CONDITIONS: The working environment includes exposure to dust, dirt, seasonal high temperatures, fumes and odors from cleaning chemicals, and noise and vibration from machinery.

    TERMS OF EMPLOYMENT: Twelve-month year, District Office Administration Salary Schedule, employee benefits in accordance with Board policies.

    EVALUATION: Performance to be evaluated in accordance with Board policy on evaluation of classified staff.
