Responsibilities

A Day in the Life of an Asset Manager:

As the Lincoln Military Housing Asset Manager, you will assist the Director of Asset Management and a seasoned team consisting of another Asset Manager and an Analyst. Your responsibilities will include developing the Annual Operating and Renovation Budgets, responding to inquiries from government partners and the Executive Board concerning budget comparisons, service performance, perform monthly, quarterly and annual analyses, and preparing ad-hoc analyses as needed. You will work with property management, accounting, internal construction project managers, and external construction partners and assist with the performance oversight, asset requirements/needs, and reporting requirements of two military housing portfolios (17,000 homes located at 8 installations geographically dispersed across the country). This position is not remote and will require travel for asset walks, budget meetings, and government condition assessments to various installations located in Georgia, Kansas, Virginia, Arizona, Washington, and California.

Your Responsibilities include, but not limited to:

  • Apply high attention to detail conducting asset walks and offer feedback based on property-specific findings.
  • Coordinate with the supervisor to determine construction scopes and AM Walk timelines.
  • Develop clear and complete reports to communicate asset walk findings.
  • Collaborate with site teams, operational leadership, and internal departments to track financial and service performance and help resolve issues.
  • Continually examine and evaluate asset conditions of the resident housing, amenities, and utility systems and develop recommendations for future enhancements.
  • Assist with capital budgeting, planning and long-term sustainment plans.
  • Lead or facilitate meetings with senior staff to discuss financial performance & renovation project status.
  • Assist in performing a variety of ad hoc projects, including company-wide process reviews, analyzing concessions and market conditions, and annual SOP updates and training.
  • Respond to government inquiries on a timely and accurate basis.
  • Be both committed & mindful of the overarching goals of the PPV this position helps to provide quality housing and exemplary service to the military service members who entrust the housing of their families in our care.
Qualifications

What You Need for Success:

  • College degree in Business, Finance/Economics, Real Estate or applicable field preferred.
  • Property management, financial management, and/or construction experience preferred.
  • Yardi experience is preferred.
  • Excellent verbal, written, and presentation skills.
  • Excellent computer proficiency, including Microsoft Excel, Word and Outlook, Gmail and Google Docs.
  • Strong attention to detail.
  • Solid time management, organization, and planning skills.
  • Experience employing good judgment and discretion with confidential information.
  • Ability to work under pressure and meet deadlines, while maintaining a positive attitude.
  • Adaptability to an ever-changing environment; flexibility to assume new responsibilities as they arise.
  • Ability to work effectively both independently and in a team environment.
  • Ability to travel to other regional locations for condition assessments, asset walks, and budget development meetings.
  • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.
  • Position requires ability to perform site walks that exceed 5 miles per day.
