Purpose of the Job

Responsible for maintaining upkeep of buildings and facility systems and performing general maintenance and repairs.

Qualifications

REQUIRED QUALIFICATIONS

Required Work Experience

  • 2 years of experience in building maintenance or general mechanical repair
  • 2 years of experience with electrical installation and maintenance
Required Education
  • High-School Diploma or GED in general field of study

Required Licenses

  • A valid Arizona driver license with an acceptable driving record

  • 4 years of experience in building maintenance or general mechanical repair

ESSENTIAL Job Functions AND RESPONSIBILITIES
  • Under the direct supervision of the Facilities Manager, the Maintenance Engineer will be responsible for performing general maintenance and repairs on facility equipment and property structures.
  • Perform minor repairs for building, HVAC, plumbing, electrical, carpentry, lamp replacements, carpeting, drywall & painting as necessary.
  • Maintain preventative maintenance schedules on all HVAC, electrical, plumbing, fire equipment and parking lots and maintenance repair logs (computer based) on all major facilities equipment.
  • Coordinate repairs to building heating, cooling and plumbing systems with maintenance contractors.
  • Install electrical lights, outlets, switches, power poles and various electrical devices; coordinate with electrical contractor for the installation and inspection of all items requiring City of Phoenix code approval.
  • Submit suggestions for change and improvement of procedures and methods to Facilities Manager as necessary and requested.
  • Maintain computerized energy management system.
  • Perform routine building inspections.
  • Cut office and drawer keys as needed using a manual key cutting machine.
  • Perform other facility maintenance work as assigned.
  • The position requires a full-time work schedule. Full-time is defined as working at least 40 hours per week, plus any additional hours as requested or as needed to meet business requirements. Second shift is defined at 3:30 PM - 12:00 AM.
  • This position requires on-call availability.
  • Perform all other duties as assigned.

Required Job Skills
  • The ability to safely lift and carry 50 pounds on a regular basis
  • Skill in hands-on building maintenance repairs to include: plumbing, patch & paint, changing lamps, minor electrical, carpet maintenance, lock-smith,
  • Ability to operate personal computer and spreadsheet, form, word processing, and presentation software.
  • Experience in installation of various electrical fixtures and associated wiring.
  • Ability to install electrical with voltage ratings of 110, 208, 227, 480.

  • Ability to manage time and strong organization skills
  • Knowledge of the principles and practices of construction, construction asset management, and facilities management

  • Maintain effective working relationships with vendors, staff and internal customers.
  • Knowledge of processes to coordinate contractors for maintenance of landscaping, lighting low temperature refrigeration and parking lot.
