Building Maintenance Supervisor

What Success Looks Like In This Job

We are hiring a knowledgeable leader to supervise a team of skilled maintenance staff in the operation, repair, and maintenance of designated County Buildings and to schedule and supervise contractors in minor construction, remodeling and repair projects.

Examples of Duties for Success

  • Oversee and inspect the work of maintenance staff and/or contractors involved in the operation, maintenance, repair, or remodeling of designated County facilities. This includes but is not limited to HVAC controls, carpentry, electrical, plumbing and grounds maintenance.
  • Plan, prioritize, assign, and review work orders entered by maintenance staff and our customers. Supervise and review the work performed by the maintenance staff and contractors.
  • Supervise and participate in plumbing operation, maintenance, repair and replacement projects, including but not limited to: toilets, sinks, valves, and plumbing lines.
  • Supervise and participate in HVAC equipment operation, maintenance, repair and replacement projects, including but not limited to: chillers, boilers, cooling towers, condensers, DDC controls, and water treatment.
  • Supervise and participate in electrical operation, maintenance, repair and replacement projects, including but not limited to: switches, relays, meters, and fuses.
  • Supervise and participate in carpentry maintenance repairs and or remodeling projects. Provide sketches and/or blueprints for maintenance staff or contractors to complete repairs or remodel work.
  • Maintain key cutting logs and records of building keys issued and returned. Order, inventory, and stock shop supplies.
  • Schedule and participate in the preventative maintenance program on all equipment and maintain records for preventive maintenance of equipment.
  • Train staff on the use of chemicals, equipment, supplies and materials, including safety policies and procedures.
  • Complete semi-annual and annual reviews for maintenance staff and work with employees to correct any deficiencies.
  • Participate in the selection of new maintenance staff and provide or coordinate new maintenance staff training.
  • Evaluate operations and activities of assigned responsibilities; recommend improvements and modifications.
  • Prepare various reports on operations and activities.
  • Participate in budget preparation and administration; prepare cost estimates for budget recommendations; submit justifications; monitor and control expenditures.
  • Estimate time and material costs to complete assigned jobs.
  • Perform other related duties and responsibilities as required.
Qualifications for Success

  • Must understand the operational characteristics of many building operation systems - HVAC,
  • Refrigeration, Plumbing, Electrical, Fire Alarms, Fire Sprinkler, access control, lighting controls, irrigation systems, etc.
  • Knowledge of materials, methods, practices, tools, and equipment used in the repair and maintenance of electrical systems, HVAC systems, plumbing, and general maintenance.
  • Knowledge of occupational hazards and the ability to take necessary precautions applicable to assigned work.
  • Interpret and apply pertinent Federal, State, and local policies, procedures, laws, codes and regulations.
  • Must have strong supervisory and leadership skills.
  • Enforce safe working practices. Provide safety training to staff.
  • Basic knowledge of principles and procedures of record keeping.
  • Ability to operate computers and programs associated with Facility Operations and building maintenance.
  • Ability to operate and care for a variety of building trades equipment, hand tools, and test equipment associated with building maintenance and construction.
  • Ability to analyze problems, identify alternative solutions, project consequences of proposed actions, and implement recommendations in support of department goals.
  • Ability to read and interpret mechanical drawings, schematics, blueprints, and sketches.
  • Ability to prepare and maintain records, reports, and work estimates.
  • Ability to supervise, train, and produce performance evaluations for maintenance staff.
  • Assist in preparation and administration of budgets.
  • Ability to troubleshoot HVAC, electrical, and mechanical systems.
  • Ability to perform minor or routine maintenance and repair of equipment.
  • Computer Skills: Proficient with basic computer programs and work order systems, including MS
  • Office, Outlook, JDE, and Direct Digital Controls.
  • Communicate clearly and concisely, both orally and in writing.
  • Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work.
More Qualifications for Success

  • Experience:
    • Must have five years of supervisory experience.
    • Five years of increasingly responsible experience in facility maintenance/repair work at the journeyman level.
  • Education and Training: High school diploma or GED equivalent.
  • License or Certificate:
    • A valid driver's license is required.
    • Possession of the following certificates are highly recommended, but not required: Universal Refrigerant certificate, Stationary Engineer certification, any water treatment certification, Master or Journey licenses in plumbing, electrical or HVAC.
  • Background Check: Must pass a criminal background check.
