DEVELOPMENT COORDINATOR - La Causa Development Nevada

CPLC Nevada and its development partner, LCD Nevada, are looking for an energetic Development
Coordinator who can multi-task at least three projects at a time. We generally build workforce, affordable and
low income housing throughout the state of Nevada, but can also work on multi-use projects that may have a small commercial element to the site and building plan.

This position will work directly for the Nevada Development Director in a small office that acts as a developer
and managing builder for projects of generally 24-60 units at a time (phase). We are thin and mighty, using production and site builders to complete the vertical phases of our projects, but the Development Coordinators duties will consume all parts of project and document control for project control, lending, insurance, payment & liens, billing review and assignment, and general project startup, procedure and closing for both horizontal and vertical final completion controls. The position, due to low staffing, will also be charged with some administrative duties such as answering phones, office supply & equipment, and communication with corporate and other Nevada offices in follow-ups on required coordination.

This newly formed position will be based in the northern Nevada area, with our current office in
Carson City and first two projects with 15 miles each way of the office. There will be future projects around the state
of Nevada, including as far out as Elko, White Pine and Clark Counties, in which this position will NOT need to be available for very much travel. Also, there may be some need for local visitation between projects to help construction manager, or other duties in
taking care of company paperwork, applications, payments and approvals at approximately 8 hours a week, but the rest of the time you would be at our Carson City office site. After normal duties, plan on about 6-8 hours for general office duties, paperwork control, job reviews, errand running, and necessary meetings, etc.

General Duties for Development Coordinator

This position will be responsible for the daily office and administration coordination under the
management of the Director. This will include management of the phone, copy and other office equipment systems and their supplies and maintenance.

Help Director create schedules for development including gant schedules, equipment lists, updating loan,
construction lending & spending reports. All document controls, such as project startup, material control and lein releases will be the responsibility of the Development Coordinator. Work with development Manager and Director to create and manage the budgets for the office and basic
administration of each project, including supplies, materials and overhead. Oversee subcontractors and vendors to ensure proper administrative functions and requirements are followed, including that quality standards are met. In our vertical building, you will be the administrative liaison for insurance, billing, cost reviews and working with Director in all other non-construction functions between developer/owner and builder.

Ensure payroll, personnel and safety guidelines are followed on all job sites (with
Construction Mgr.) and within the office. This could include prevailing wage, Davis-Bacon and other public rules that have set guidelines in their administrative, personnel, and payroll administration.

This will include coordination with the CPLC Human Resource and Payroll divisions. Work with Construction Manager to maintain constant communication with clients through home closing process, sales agents and other agency managers through off- and on-site control. We have our own in-house broker, sales directives and model home(s) that will help us sale at lower margins. Thus, the Development Coordinator will be the liaison between the customer and LCD NV (and our vertical building partners) Review construction invoices for submittal to Director for approval; prepare any check requests and prepaid vouchering for office, admin or direct project work; prepare internal and external reports to Director or Corporate office pertaining to basic project status and review. Review with Director contractual conditions and lending issues as Coordinator tracks daily, weekly and periodic lending, insurance and other requirements might need reconcile or discussion. Set weekly project meetings with Director and Construction Manager. Errand running sharing with all employees in getting professional documents, payments and other to proper organizations.

EXPERIENCE

Intermediate knowledge of construction management processes, means and methods; Understanding of building products, construction paperwork, building processes and relevant rules, regulations and quality standards.

Excellent time and project document skills; competent in office & project administration;
customer conflict and crisis management. 5 years experience
in development or construction in an administrative capacity; familiarity with construction management software packages, especially project-based systems with windows compatibilities.

Intermediate skills in Microsoft Office software procedures and modules, such as Excel, Word, Outlook and PowerPoint. Understanding of Conference and Appointment calls. Experience in Internet research and operations such as webinar viewing and appointment scheduling.

Ability to manage multiple projects at once with no decline in quality control; Excellent verbal and written communication skills

Be able to possess a Nevada Drivers license and be able to legally handle a motor vehicle not only on the project, but commuting to other projects or off-site project meetings

Compensation package and Salary will depend on experience, project and construction knowledge and overall site management.
