Working from a home-based office under the general supervision of the market General Manager.

Managers are responsible for managing Property Solutions service to approximately 20 apartment communities and providing direction and oversight for W-2 porters and Service Resources. In collaboration with sales counterparts, District Managers ensure client satisfaction through ongoing customer engagement and quality service checks on assigned properties.

RESPONSIBILITIES/DUTIES

Daily Operations

  • Interview and hiring Service Resources and W-2 porter associates to build a bench in advance of capacity
  • Setting up Service Resource on the company portal
  • Responsible for managing the total Property Solutions service to approximately 20 apartment communities
  • Providing direction and oversight for W-2 porter associates and Service Resources
  • Responsible for ensuring daily completion of client requested services
  • Effectively plan, organize and manage time
  • Ability to manage stress and adapt to constant changing environment
  • Quality Control visits for Service Resource
  • Spot check porter quality and ensure the correct amount of time is spent on assigned community
  • Responsible for creating and managing schedules for associates and Service Resource workforce
  • Coordinate with community staff to assign jobs appropriately and promptly

Client and Service Resource Retention

  • Make informed decisions with consideration of client, associate, and Service Resource impact
  • Takes the initiative and applies critical thinking skills to forecast/solve problems and drive results. Ensures maximum quality of service
  • Create and maintain cooperative working relationships and frequent communication with property staff through daily site visits and immediate response to questions and concerns
  • Create and maintain cooperative working relationships and frequent communication with Service Resource through daily site visits and phone interaction and immediate response to questions and concerns especially about compensation
  • Promote and educate property staff on any/all new service offerings from Valet Living

Organizational Activities

  • Comply with, promote and train on all safety policies and procedures. Report all safety incidents in a thorough and timely manner
  • Collaborate with internal business partners; finance, human resources, marketing, operations, and IT
  • Scheduling of work orders from communities to Service Resource
  • Keep timely/accurate customer, associate and operational records
  • Acts in accordance with organizational and quality standards
  • Discusses associates development needs and subsequently facilitates appropriate support, coaching and/or training opportunities
  • Organizes work determines resources and requirements
  • Manage ADM functions to generate efficiencies and time management to increase revenue growth

SERVICE/SUPPORT

  • New community launches, including a property, walk with the maintenance director to ensure agreement of the job scope and service protocols
  • Provide community managers with updates with progress and apartment home completions
  • Driving to inventory warehouse when needed for supplies
  • Drive to properties within assigned district up to 50% of the work day
  • Quality checks in communities to ensure client satisfaction and Service Resource quality work
  • Minimum one office visits per month for existing clients to build rapport
  • One on Ones with service porters per quarter for coaching and relationship building

EDUCATION AND EXPERIENCE REQUIREMENTS

  • High school diploma or GED equivalent
  • AA degree preferred
  • Proficiency in MS Word, Outlook, SalesForce.com, Excel & PowerPoint
  • Multi-location management of dispersed workforce
  • Customer service, and prior people management experience (preferred in a part-time workforce)
  • Basic employment law, customer service fundamentals, leadership/management principles, verbal/written communication fundamentals/etiquette

SPECIAL CONDITIONS OF EMPLOYMENT

  • Valid driver license and good driving record
  • Ability to pass a background check and drug screen
  • Ability to operate a motor vehicle in accordance to company policy
  • Ability to work outdoors
  • Flexibility to be on call during irregular hours depending on business needs

PHYSICAL REQUIREMENTS

  • Ability to lift to 50 lbs.
  • Ability to walk distance of the property, including stairs
