Facilities Maintenance Supervisor

SUMMARY:
Directs and coordinates the activities of employees engaged in the repair, maintenance, and
installation of machines, tools, equipment, and in the maintenance of buildings, grounds, and
utility systems of a manufacturing plant by performing duties personally or through subordinate
supervisors. The job duties cannot physically be performed remotely and are required to be
performed onsite.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Includes the following, but other duties may be assigned as the company's needs dictate.
? Coordinates with all affiliates to assist in building/home/plant standards: China,
Taiwan, Singapore, and Malaysia.
? Develops maintenance policy and procedures that ensure the optimal functioning of
buildings, grounds, and associated equipment.
? Ensure that all building components, such as fire sprinklers, pumps, racks are in compliance
and have all the required up to date permits.
? Manages all building systems including mechanical, electrical, plumbing, HVAC, safety, and
waste management.
? Directs maintenance activities on utility systems to provide continuous supply of heat, steam,
electric power, gas, compressed air and air ventilation required for operations.
? Manages and trains a staff of employees in the general maintenance of buildings, grounds,
and equipment.
? Additionally, the Facilities Manager ensures facilities maintenance work follows safety
standards, conforms to specifications, and that work orders are tracked and completed within
the budgeted guidelines.:

? May oversee contractors engaged for facility renovation projects. Typically requires a
bachelor's degree.
? Ensures that project/department milestones/goals are met and adhering to approved budgets.
Has full authority over personnel actions.
? Develops preventive maintenance program in conjunction with engineering and maintenance
staff for Sunrider U.S.A. and Sunrider affiliates.
? Plans, develops, and implements new methods and procedures designed to improve
operations, minimize operating costs, and effect greater utilization of labor and materials.
? Reviews new product plans and discusses equipment needs and modifications with design
engineers.
? Directs training, and indoctrination of employees to improve work performance and acquaint
employees with company policies and procedures.
? Confers with management, engineering, and quality control personnel to resolve maintenance
problems and recommend measures to improve operations and conditions of machines and
equipment.
? Confers with employees and other staff to resolve employee grievances.
? Prepares department budget and monitors expenditure of funds in budget.

Ensures the buildings, production departments and grounds around the facilities are in a good
state of repair and comply with all FDA, NSF, or other regulatory agency regulations.

SUPERVISORY RESPONSIBILITIES:
Manages the employees of the Maintenance Department and Sanitation Department. Is
responsible for the overall direction, coordination, and evaluation of these units. Carries
supervisory responsibilities in accordance with the organizations policies and applicable laws.
Responsibilities include interviewing, hiring, and training employees; planning, assigning, and
directing work; appraising performance; rewarding and disciplining employees; addressing
complaints and resolving problems.

QUALIFICATIONS:

EDUCATION and/or EXPERIENCE:
Associate degree (A.A.) in any Engineering field or equivalent from a two-year college or
technical school; or a minimum of five years related experience and/or training; or equivalent
combination of education and experience. Electrical Contractors license is a plus. Forklift
certification may be required.
Compensation: $65K
