Job Description

Facilities Management, FM Residential Facilities, seeks a Facilities Services Assistant Supervisor involving both field work and administrative tasks. This position will perform routine maintenance and preventative maintenance tasks (i.e. plumbing, electrical, drywall, and carpentry repairs; including filters and belt replacement) in addition to planning and coordinating the staffing of work activities to include all general maintenance and paint functions.

 

Salary Range

$50,000-$55,000 per year. ASU offers a comprehensive benefits package with the State of Arizona.

Essential Duties

Monitor and assign work orders to employees utilizing a computerized work order management system and electronic tablets. Monitor inventory control of parts for area of assignment. Maintain records and files, including the approval of time cards and absences and submit as required. Prepare and administer performance evaluations. Facilitate training for subordinates on general maintenance functions. Develop work standards and maintenance schedules in residence halls. Develop and monitor strategic planning for residential hall facilities and present plans to supervisor or designee. Interpret and apply blueprints, specifications, and technical manuals. Monitor and inspect outside contract work to ensure standards are being met. Coordinate with outside contractors on facility renovation, furniture upgrades, and contracted custodial services. Ensure compliance with all applicable safety regulations, building codes, and safety requirements. Inspect residence halls and grounds on a routine basis to ensure deficiencies are corrected. Serve as liaison to other campus departments. Work in team environment, contribute to team goals, and prioritize assignments. Utilizes Microsoft Office applications such as Outlook, Word, Excel, and Access. Use ability to clearly communicate to perform essential functions. 

 

DAYS AND SCHEDULE: Monday through Friday, 8:00am-5:00pm

 

Minimum Qualifications

Five years of progressively responsible skilled trade maintenance and repair which includes one year of lead experience; OR, Any equivalent combination of experience and/or education from which comparable knowledge, skills and abilities have been achieved. Some positions may be required to obtain an Environmental Protection Agency Type 1 refrigeration license upon employment. Employee must possess a valid US Drivers license of the appropriate class and required endorsements throughout employment. Some positions may require a pre-employment physical examination post offer of employment to include asbestos worker clearance, respiratory clearance questionnaire and respiratory fit test. May participate in programs which involve adherence to program regulations, including physical exam, annual testing, x-rays, medication, vaccinations at ASU expense, and completion of a Health Surveillance Questionnaire.

 

Desired Qualifications

Evidence of (1) one year supervisory experience in general maintenance or trade services (e.g. Plumbing, HVAC, Carpentry, and/or Electrical).

 

Experience in:

·       Higher Education Facilities

·       Facilities project management (i.e. dealing with outside vendors/contractors)

·       Interpreting and applying blueprints, specifications and/or technical manuals

·       Work order system (e.g. WebTMA)

·       Customer service

·       Managing custodial services

·       Swimming pool maintenance and repair

·        MS Office applications (e.g. Word, Excel, Outlook)

 

Evidence of effective communication skills.

 

Working Environment

·       Work in and out of private residences maintaining communication with occupants.

·       Required to bend, stand, stoop, kneel, and sit for varying lengths of time.

·       Travel moderate distances to perform work.

·       Use of standard office equipment (computer workstation/laptop, printer, fax, calculator, copier, telephone and associated computer/technology peripherals).

·       Drive University vehicles to perform work duties.

·       Lift and carry up to 80 pounds. 

·       Wear personal protective equipment (safety glasses, gloves).

·       Work with team members, prioritize assignments, work within guidelines.

·       Participate in after-hours on-call rotation.

This position is located at the University Services Building, 1551 S. Rural Road, Tempe, AZ (on Rural Road south of Apache Blvd).

 

Must possess a valid Arizona driver's license (minimum of Class D) upon employment and maintain throughout employment. Post-offer of employment, selected candidate must possess an acceptable driving record which is 5 or fewer points in the most recent 39 month period from date of hire.

 

Must pass pre-employment physical examination post offer of employment.

 

This position is considered safety/security sensitive and will include a fingerprint check. Employment is contingent upon successful passing of all background, including fingerprint, checks.

 

This position requires working a rotating on-call/stand-by schedule and may be called in for emergency response including nights, weekends, and holidays.

 

This position is dependent on the continuation of funding from a specific source other than state appropriations. As such, this appointment may terminate when the funding is no longer available.
