Description

General Purpose of the Position

Responsible for preparing closing documents for all mortgage and consumer loan closings including first mortgages, home equity lines of credit, raw land loans, secured consumer loans (direct and indirect auto loans included) and unsecured consumer loans. Reviewed closing conditions to ensure all conditions have been cleared and loan is 1st mortgage loans are saleable. Ensures documentation adequately perfects collateral and all figures are accurate in closing documents. Funds all Mortgage Loans by verifying required documents have been signed and obtained. Processes transactions to disperse funds appropriately and within timeframes established by regulations. Performs clerical support duties for the mortgage department. Responsible for providing superior service to internal and external members and promoting member relationships that exceed expectations. Assists or refers members as necessary.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. May perform other duties as requested or assigned.

  • Prepare all closing packages for all mortgage types including HELOC, Fixed Second, In-House First, and Fannie Direct loans.
  • Maintain service level expectations for member experience
  • Ensures all conditions have been cleared by underwriters.
  • Ensures closing packages are complete, accurate, and compliance including Closing Disclosure compliance, escrow analysis verification, and any trailing conditions will be included in the closing package.
  • Reviews documentation to ensure fees are correct on closing documents.
  • Prepares subordination agreements as needed for closing packages.
  • Prepares interest rate modifications as needed for fixed seconds and first mortgages.
  • Funds all mortgage loans including HELOC, Fixed Second, In-House First, and Fannie Direct loans
  • Follows up on final title policies and other post-closing documentation.
  • Works on all incoming indirect loan funding packets.
  • Maintains accurate document preparation on loans cleared to close.
  • eSign documents will be processed and forwarded to member for review/signatures
  • Maintains dealer relationship for funding indirect loans
  • Prepare all closing packages for all Consumer Loans
  • Review dealer closing package ensuring accurate rate and creates Rate Adjustment Disclosure when necessary
  • Reviews signed closing packages for accuracy including eSigned documents & follow up for completed eSigned documents will be performed in a timely manner
  • Upon receipt of required Consumer Loan closing documents, the loan will be created, and funds disbursed
  • Researches and resolves internal and external member issues in a timely, consistent and professional manner.
  • Consistently meets daily department demands and promotes member satisfaction, retention, and expansion.
  • Maintains accurate reporting, appropriate tracking and measurement of department activity and results
  • Understands regulatory requirements including fee tolerance and applicability of right to cancel.
  • Maintains and updates knowledge of documentation and lien perfection requirements and policies including investor requirements.
  • Prepares miscellaneous correspondence and records.
  • Performs miscellaneous clerical functions.
  • Researches, reconciles, processes invoices from title companies, credit bureaus, appraisers including miscellaneous fees and overpayments.
  • Records liens and HELOC extensions through Simplifile.
  • Collects cancelled flood policies, first mortgage homeowners insurance, and final title policies to be sent to vendors.
  • Coordinates functions with related departments and branches and provides support as needed
  • Attends and participates in meetings as required. Prepares and completes special presentations or projects as assigned.
  • Ensures that requests and questions are promptly and courteously resolved.
  • Ensures that the Credit Union's professional reputation is maintained.
  • Represents the Credit Union in contacts with business and trade professionals.
  • Notifies necessary parties of Credit Union policies and procedures and ensures that they are appropriately informed.
  • Provides excellent service by demonstrating courtesy and personal concern for members and co-workers needs and follows-up to ensure those needs are met.
  • Adhere to all Federal and State laws and regulations applicable to the credit union, including the Bank Secrecy Act and OFAC.
  • May be required to comply with NCUA requirements and register as a Mortgage Loan Originator and keep a current registration in compliance with the SAFE Act.
  • Obtain and maintain Series 30 license.
  • Responsible for compliance with the Fair and Accurate Credit Transaction Act (FACTA), the Bank Secrecy Act (BSA) and the Anti Money Laundering Act, including monitoring for such illegal activity as it applies to this position.

Requirements

EDUCATION AND EXPERIENCE:

High school diploma or general education degree (GED), plus two years of recent member service experience required. Mortgage closing and documentation experience strongly preferred. Mortgage application and processing experience preferred.

OTHER SKILLS AND ABILITIES:

Ability to add, subtract, multiply, and divide in all units of measure, using whole number, common fractions, and decimals. Excellent verbal, written, and interpersonal communication skills with the ability to explain loan programs, loan terms, features, policies and benefits to members and business partners. Good organizational, time management, and problem-solving abilities. Ability to work a flexible work schedule Monday through Saturday from 7:30 am to 6:00 pm. Typing and data entry. 10-key calculator. Microsoft Word, Excel and Outlook; Symitar systems a plus. Thorough knowledge of Credit Union services and products. Ability to establish and maintain effective working relationships with other administrative officials and the public. Ability to apply interpersonal skills that develop member confidence, respect and trust in Credit Union of Colorado and develop cooperative relationships with all levels of people throughout the organization.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is typically required to sit for long periods. The employee continually is required to talk or hear. The employee is occasionally required to stand, walk, stoop and reach with hands and arms. The employee will occasionally lift and/or move up to 10 pounds.
