Job Summary: Directs and implements maintenance programs aimed at maintaining a zero defect environment for guests. Inspects, maintains, and repairs all mechanical, electrical, and other equipment used by the guests or affecting the quality of their experience while visiting the hotel.

Job Duties:

  • Schedules and supervises maintenance personnel duties & assesses worker performance.
  • Creates a safe and attractive environment for guests and associates by ensuring the hotel is maintained in accordance with safety standards.
  • Maintains the building, grounds, and physical plant, with particular attention towards safety, security, and asset protection.
  • Develops plans for completing routine & preventative maintenance, renovations and emergency conservation directives for hotel; coordinates work with hotel department managers.
  • Must possess broad skills in various building trades (I.E. plumbing, carpentry, electrical, mechanical, etc.) and broad mechanical aptitude.
  • Oversees the proper installation, repair, and maintenance of all hotel equipment, including heating, air conditioning, ice machines, fire system, lawn sprinklers, and plumbing.
  • Performs hotel room and building repairs such as ceiling repair, replacing filters, light bulbs, patching vinyl, and painting. Performs repairs on toilets, sinks, laundry facilities, kitchen and other hotel property.
  • Maintains safety and cleanliness of the exterior of the hotel, grounds, pool and exercise room.
  • Monitors actual versus budgeted expenses and takes corrective action when necessary.
  • Ensures hotel adheres to all regulatory and safety standards by meeting with government and insurance inspectors and taking correction action as needed.
  • Maintains a work order assignment program for completed and pending work orders. Prioritizes and completes work orders in a timely manner.
  • Provides hands-on support to staff, customers, and fellow employees/managers including covering shift work, not just supervising.
  • Hires, trains, develops, and reviews the performance of department personnel.
  • Performs other duties as assigned.


  • High school diploma or equivalent.
  • Must have knowledge of machines, computers, tools and other equipment, including HVAC, electrical, carpentry, general maintenance, and plumbing
  • Minimum of five years experience as Hotel or Apartment Maintenance supervisor, in engineering, maintenance or related profession; ability to read & understand blueprints & schematics.
  • Have knowledge of Preventative Maintenance Programs and be able to Organize the PM & Deep Clean Programs twice yearly while maintaining normal operations.
  • Must obtain and maintain any licenses or certifications as required by law.
  • Troubleshooting general building, equipment, and maintenance skills.
  • Must be in good physical condition with no limitations due to lifting requirements (put to 50 lbs to push, pull, bend, stoop & reach upwards) and willing to work outdoors in inclement weather
  • Ability to tolerate exposure to extreme temperatures and cleaning chemicals.
  • Ability to step up and down, climbing up to but not limited to 30 feet from the ground level, use of fine motor skills, works in difficult and confined spaces.
  • Ability to communicate effectively with guests and coworkers.
  • Be mechanically inclined.
  • Ability to work a flexible schedule, including weekends, evenings, and holidays in this leisure marketplace
