Title: Maintenance Mechanic

Department: Glass House Association

Wage Category: Non-Exempt

Wage: $19.00 - $24.00 DOE

Reports to: Chief Building Engineer

Subordinate staff: None

Other internal contacts: Building Manager, Assistant Building Manager, Front Desk Coordinators, and Housekeeping

External contacts: Owners, Residents, Guests, Real Estate Professionals, Contactors

Positions Available: (1) Part Time weekend maintenance tech

Job Summary:

The Maintenance Mechanics are responsible for maintaining all common-area mechanical systems and for the daily upkeep of the interior and exterior common areas of the building. They provide exceptional customer service to residents, contractors, vendors and fellow employees. They maintain a professional attitude in all aspects while doing their job.

Job Duties:

  1. Maintain all building systems
    1. Perform preventive maintenance work orders
    2. Monitor all systems for anything unusual
    3. Keep all equipment rooms clean and tidy
    4. Maintain the physical appearance of the common areas
      1. Repair drywall
      2. Paint/touch-up paint
      3. Repair/replace cabinets, wood trim and wallpaper
      4. Perform routine maintenance tasks
        1. Change light bulbs
        2. Repair/replace door hardware
        3. Make keys
        4. Keep the grounds, sidewalks, garage, and pool deck clean
        5. Shovel snow and spread ice melt
        6. Power wash as needed
        7. Maintain the swimming pool and pool equipment
          1. Check and balance the water chemicals
          2. Clean the pool
          3. Clean the water filters and circulation pump
          4. React quickly to emergencies
            1. Know locations of water, gas and electric shut-offs
            2. Assist with cleanup and restoration
            3. Communicate effectively
              1. Complete daily work sheets
              2. Complete weekly time sheets
              3. Record completion of work orders
              4. Be aware of and report any unusual sights, sounds, or vibrations to a supervisor
              5. Request time off with reasonable anticipation
              6. Perform special project work
                1. Estimate time and materials needed
                2. Assist subcontractors
                3. Job Environment:

                  All interior and exterior common areas of the building

                  Job Specifications:

                  1. Must have basic knowledge of all trade
                    1. Electrical
                    2. Plumbing
                    3. HVAC
                    4. Painting
                    5. Carpentry
                    6. Must be able to read blue prints
                    7. Must be proficient in English language
                    8. Must have good verbal and written communication skills
                    9. Must accomplish all tasks safely
                    10. Must have good customer relation skills
                    11. Schedule: 16-40 hours per week depending on position - weekends required

                  Minimum Requirements

                  Minimum Qualifications:

                  Hands-on experience in building maintenance; High School Diploma or equivalent
