POSITION SUMMARY:

The Real Estate Services Specialist is responsible for maintaining the integrity and monitoring risk within the real estate lending process. This person is the essential link between the borrower, bank and builder to ensure construction projects are successful for all. The Real Estate Services Specialist will perform a detailed analysis of project budgets, draw request documentation review and verification of funds disbursement. The specialist will be the liaison between the bank and appraisers for all real estate secured loans. This ensures a safe and sound process for the property valuation function as it remains separate from the loan production process.

ESSENTIAL JOB DUITES AND RESPONSIBILITES:

  • Request, review and analyze draw-supporting documents including building permits, invoices, title updates, inspections, and lien waivers to determine if the request for funds should be approved for funding
  • Ensure construction loans are in line with the Banks approval requirements prior to processing draw requests
  • As part of the draw process, ensure that the core system reconciles with the construction management program
  • Order and review inspection reports to ensure draw amount agrees to the work completed
  • Identify any potential issues or risks associated with construction draw requests and communicate with the loan officer to understand and overcome these issues
  • Utilize the Banks construction management program to process draw requests and order inspections
  • Obtain and document approval to advance funds in accordance with the construction lending procedures
  • Upload all draw supporting documents to Banks construction management program for review prior to seeking proper approval to advance funds
  • Understand disbursement instructions and communicate funding with loan operations
  • Place orders for real estate appraisals, brokers opinion of value and appraisal reviews
  • Order environmental reports or other real estate due diligence reports
  • Review internal evaluations and/or eligible external appraisals for completeness and accuracy as defined by policy and procedure.
  • Order flood certificates
  • Utilize the Banks document imaging system to locate and upload construction draw documents
  • Learn, fully understand, and comply with relevant Bank policies and procedures
  • Complete other projects as needed

QUALIFICATIONS:

  • One to two years experience processing construction draws desired.
  • Previous loan-related experience desired, including familiarity with loan documentation, title work, inspections and appraisals.
  • Ability to identify and solve problems or elevate when necessary.
  • Experience with Banklabs, Collateral360, Fiserv and/or Director preferred.
  • Good understanding of budgets and draw monitoring process
  • Good time management skills, ability to multi-task, well organized, self-motivated
  • Requires minimal supervision while maintaining high productivity
  • Proficient knowledge of Microsoft Outlook and Excel
  • Excellent written and verbal communication
  • Exhibits ability to build relationships both internally and externally

Compensation Range

Hourly: $19.00 - $22.00
