Job Description:

Location: Remote: Candidate will support the Stamford and Columbus markets

Position Summary:

Contributes to the McDonalds National Development Plan by assuming primary real estate responsibilities for new/relo inventory post contract execution. The National Real Estate Transaction Manager is a member of the Real Estate COE team and supports the National Real Estate COE team for one or more Field Offices.

Responsibilities:

New/Relo Development Plan Inventory, Ground Break and Opening

  • Accountable for the New Store Opening plan by assuming primary responsibility for real estate transaction post-execution through opening. This includes negotiating lease amendments, access agreements, and easements.
  • Communicates with Landlord/Seller/Developer on a consistent basis to ensure that contract deliverables and site delivery are obtained in accordance with McDonalds opening plan.
  • Work in tandem with construction managers to ensure seamless transitions into permitting, construction, and turnover/grand opening on individual projects.
  • Partners with Coordinators regarding title, survey or issues that may impact building size, design, restrictions and other similar matters
  • Updates financial proformas by coordinating revised sales volume estimates, construction costs, and deal terms.
  • Updates various team trackers and reports. Provides updates to larger team members on status of contract deliverables and Landlord/Sellers permitting and construction timeframes.
  • Professionally partner with key stakeholders across business units and teams to achieve results

Qualifications:

Basic Qualifications

  • Ability to negotiate and manage contractual agreements
  • Strong technical aptitude
  • Data analysis and ability to utilize Excel and PowerPoint to assist in understanding and presenting data
  • Self-motivated with attention to detail, accuracy, documentation and follow-through.
  • Ability to develop and maintain collaborative relationships with peers and colleagues across the organization as well as external clients, Landlord, Developers.
  • Working knowledge of typical mapping, analytical, and sales projection tools.
  • Understanding of retail leases, purchase agreements, easements, CC&Rs and other applicable real estate documents.
  • Proficiency to handle multiple projects with strong attention to detail in a fast paced environment
  • Ability to effectively communicate with a wide range of internal/external stakeholders including senior management, landlords, attorneys, and external consultants
  • Can work in a fast-paced, team-oriented environment.
  • Highly organized and able to multi-task.
  • Able to work independently with attention to detail, accuracy, documentation and follow-thru.
  • Strong knowledge of the real estate process, and other real estate development transactions
  • Extremely detail-oriented, efficient, and organized with an exceptional ability to establish priorities and objectives
  • Ability to negotiate and manage many different transactions at the same time.

Required Skills, Knowledge and Abilities:

  • Commercial real estate experience
  • Comprehensive understanding of real estate legal document administration
  • BA/BS degree in a real estate or business discipline preferred.
  • Strong written and oral communication.
  • Excellent interpersonal, persuasion and teamwork skills.
  • Able to handle multiple priorities simultaneously.
  • Work collaboratively with cross-functional teams
  • Self-motivated and productive working in a remote position.
  • Willingness to be flexible, adaptive, and to operate in a dynamic, fast paced environment.
