Key Responsibilities:


Pre-Opening

  • Works on original design of communities with Owner, Architect, Mechanical, Electrical, Structural, Interior Design, Landscaping, etc. This includes room layouts, common areas, office spaces, flow of the building, kitchen equipment, vehicles, fitness equipment.
  • Builds relationships with key parties to facilitate decision making and implement effectively and efficiently
  • Works with Life Safety and Local Fire Department on installment, processes and preparation for all safety measures
  • Works with companies on Ecall systems, telephone, computers, televisions, Wanderguard, Video Monitoring, access control systems. This includes gathering information on specifications, provide input on building plans for proper coverage, accept bids, building permit process, negotiating and finalizing details for implementation
  • Attend weekly meetings with Owners, Architects and Contractors conducted on site and by phone
  • Conduct walk through of the buildings with the contractors to ensure proper layout of the building, mechanical, electrical is at acceptable standards
  • Provide operational input and reasons for customization and installation to fit the residents and staff needs

Marketing


  • Develop, implement and approve brochures, advertisements, renderings, floor plans.
  • Review all market studies and provide recommendations to ownership on rates
  • Marketing Relations with local city/town chambers
  • Attend Planning Commission meetings for preliminary approval
  • Attend Chamber of Commerce meetings for final approval
  • Handle marketing calls from interested potential residents/families when inquiries are made on the internet or phone to the listed communities number
  • Maintain CRM and reports with all inquiries, leads, and detailed information on interested parties
  • Send marketing materials either by email or hard copy to all parties
  • Follow through to answer questions and secure the business
  • Work with Director of Sales and Marketing on groundbreaking events planning, announcements, marketing, setup to deliver high quality launch
  • Attend and conduct speeches at groundbreaking
  • Work with Director of Sales and Marketing on paper, social media, electronic media, publications in senior advertising venues
  • Interview and hire Executive Director and Marketing Director candidates for each community
  • Set up Marketing Trailer/Office before hiring Executive Director


Financial


  • Develop six to eight-month pre-opening budgets
  • Develop four-year proformas with accountant on all levels of care
  • Develop FTE's and wages for each department
  • Review with ownership and make changes as needed to meet their projections
  • Develop budgets for each department including supplies and equipment
  • Financial management
  • Room rate analysis and calculations


Operations


  • Develop and implement policies and procedures for each department
  • Hire Executive Director and Marketing Director as well as meet department managers candidates before hiring
  • Work with State on Letter of Intent, License, Restaurant License
  • Develop good working relationship with owners
  • Work with equipment vendors and secure pricing



Experience


  • 5-10 years of experience in Senior Living Development & Operations
  • Experience in project management in the launch of a new community to long term sustainability
  • Experience using Point Click Care


Skills and Knowledge


  • State License for Assisted Living
  • Knowledge of new Chapter 7 regulations effective July 1, 2018
  • Bachelor degree in Healthcare Administration or Construction Administration or related field is preferred.
  • Maintain good rapport with the state and local authorities
