Under general supervision from the Special Systems Supervisor, configures, maintains, repairs, installs, troubleshoots, and assists with oversight of the Community's surveillance, access control, fire, security, and other special systems. Provides technical assistance with the development of policies, procedures, and guidelines for surveillance and access control. This job class is treated as FLSA non-exempt and is considered a DRIVING position, subject to working on-call and weekend hours.

Examples of Tasks

  • Assists with the planning, design, programming, configuration, maintenance, repair, installation, inspections, and monitoring of special systems (access control, video surveillance, security, and fire) for Community facilities. Assists supervisor with project management for all special systems projects and ensures projects are completed per the Community's standards and guidelines. Assists in liaison duties with the IT Department, Saddleback Communications, vendors, manufacturer's engineers, consultants, and contractors to ensure that system support, configuration requirements and installations are completed according to system specifications and Community guidelines.
  • Assists with the management of departments overall access control and surveillance layouts to help ensure they are designed to meet the department's and Community's needs. Assists supervisor with coordinating work for end users and monitors and ensures work is done in a timely manner with minimal disruptions. Maintains complete confidentiality at all times.
  • Assists with the maintenance and inspections for the Community's life safety systems (Fire alarms, fire extinguishers, sprinkler systems, etc.).
  • Maintains and repairs access control systems. Removes broken keys and repairs malfunctioning locks and doors. Disassembles all types of locks, repairs or replaces worn tumblers, springs, pins, and other parts. Cuts keys by code or duplication. Fits and installs doors and related hardware. Installs or repairs hydraulic door closers and electronic door operators. Performs electronic access control programming.
  • Assists with the development and maintenance of standards, policies, and guidelines for the installation, maintenance, repair, and usage of access control, surveillance, and special systems. Assists with the management of documentation and records for assigned keys, access cards/FOBS, and video surveillance rights. Inventories, orders, catalogs, and maintains appropriate levels of parts and related equipment.
  • Assists with the installation, programming, and maintenance of the energy management systems as needed. Provides technical support with troubleshooting and software programming.
  • Assists with the maintenance and repair of generators at government and education facilities. Coordinates with the on-call vendor to ensure scheduled maintenance, operational inspection services, load bank testing, and associated repairs are completed per manufacturer recommendations.
  • Prepares material quantity and cost estimates, orders materials, and coordinates delivery of materials to warehouse or job site. Prepares periodic and special reports of project costs, including materials, supplies, labor, special equipment, and/or outside contractor expenses. Provides input on the annual budgetary requirements to ensure availability of funding to support the maintenance, repair, and replacement of access controls, surveillance system, and other special systems.
  • Researches and assists with forecasting future special systems needs and preparing proposals/ recommendations for the purchase of new equipment and systems as needed for supervisor's review. Provides technical expertise in the planning and configuration of new systems so as to ensure seamless integration into new and existing facilities.
  • May perform the full range of building maintenance and repair work of subordinate staff as needed to ensure the efficient, effective, and timely completion of maintenance, repairs, and/or remodeling projects.
  • Performs other job related duties as assigned to maintain and enhance departmental operation.

  • Knowledge, Skills, Abilities and Other Characteristics:
    • Knowledge of the latest locks, locking systems, electronic security devices, card/FOB access control panels, and card/FOB readers, specifically products made by Keri Systems.
    • Knowledge of electronic access standard methods and procedures used in the installation and programming of electronic access control systems.
    • Knowledge of typical control strategies utilized in keying and securing facilities.
    • Knowledge of the standard methods, procedures, and various types of locks and tools used in the installation, maintenance, and repair of locks, doors, and hardware.
    • Knowledge of surveillance system concepts, practices, and procedures associated with surveillance equipment.
    • Knowledge of electronic fire alarm and security systems.
    • Knowledge of fire extinguishers, extinguishing systems, and sprinkler systems.
    • Knowledge and understanding of principles and applications of analog and digital electronics.
    • Knowledge of basic low voltage theory.
    • Knowledge of general building maintenance and repair procedures and practices.

    • Skill in the use and operation of various hand and power tools.
    • Skill in the installation of locks, doors, and hardware.
    • Skill in diagnosing the cause of lock and door malfunctions.
    • Skill in installing and maintaining analog and digital camera systems, components, and other audio and visual monitoring devices.
    • Skill in preparing and maintaining reports and records.
    • Skill in operating computers and software (i.e. Milestone, Word, Excel, Doors.net, etc.).

    • Ability to study and comprehend new and emerging technologies.
    • Ability to community efficiently and effectively both in writing and verbally.
    • Ability to bend or stoop repeatedly or continually.
    • Ability to work in cramp spaces and dusty or extreme weather conditions.
    • Ability to reach high work areas by climbing, ladders, steps, or using scaffolding.
    • Ability to work in a variety of weather conditions with exposure to the elements.
    • Ability to lift arms above shoulder to perform work tasks.
    • Ability to read and use blueprints, layouts, or visual aids.
    • Ability to work in dirt and dusty conditions.


    Minimum Qualifications

    Graduation from high school or GED equivalent and three years' experience related to installing, repairing, or configuring access control, surveillance, fire, building automation, or closely related special systems.

    • For enrolled Community Members with a GED, must obtain a GED. Requires participation in the HR GED Program and successful completion of the Arizona state certified exam in order to continue employment with SRPMIC.


    Preference: Experience with Keri Systems (access control), Milestone Systems (surveillance), energy management systems, or another closely related systems preferred.

    Equivalency: Any equivalent combination of education and/or experience that would allow the candidate to satisfactorily perform the duties of this position, will be considered.

    Underfill Eligibility: An enrolled Community Member whom closely qualifies for the minimum qualifications for a position may be considered for employment under SRPMIC Policy 2-19, Underfill.

    Special Requirements
