Job Description Summary

As a Vice President, Purchasing working for Taylor Morrison you will manage both the tactical and transactional segment of the department. You will be responsible for directing and developing the future leaders within the department. Recognizes value of items being purchased. Negotiates and finalizes the details of the contract with contractors and other vendors. Follows through with accurate contracts. Directs the day to day operations of the department by creating the vision and building a team to execute the strategy.

Job Details

We trust that as a Vice President, Purchasing you will: (responsibilities)

  • Lead the architecture, purchasing and cost estimating functions from product development through construction
  • Responsible for all Division purchasing activities, trade contractor relations, contract administration and cost negotiation
  • Provide guidance on market trends, price fluctuations and product availability
  • Understand the buyer profiles serviced to ensure the right products are offered in the design studio
  • Collaborate with the design studio manager to ensure staff is fully trained on the product offerings
  • Select, provide training and leadership to the Purchasing Group on customer and employee satisfaction
  • Initiate, negotiate and contract all labor and materials associated with home construction
  • Understand, perform, and teach the techniques of Should Costs
  • Ensure house and option cost are accurate, complete and in the Homebuilder Software System. Communicate changes to leadership team monthly
  • Ensure that material takeoffs are correct and complete
  • Set direction on pricing methodology, procedure, reporting system set up and input requirements
  • Conduct, along with the Construction and Finance leadership, closed job analysis ("job scrubs") and develop solutions to eliminate variance
  • Develop and maintain Scope of Work for all construction phases, in coordination with Construction leadership
  • Establish service level needs and evaluation criteria for building products, contractors and material suppliers
  • Continually source new and better products, contractors and material suppliers
  • Responsible for the accuracy of plans and specifications
  • Responsible for value engineering of products
  • Monitor and report (on a regular basis) contractor and material increases/decreases
  • Monitor and report (on a regular basis) construction costs by plan
  • Participate in prototype-walks. Incorporate proto-walk changes into the plans and specifications. Notify appropriate departments of plans and specification changes
  • Provide and maintain competitive bid and value engineering reports for each trade by community
  • Establish, maintain, and keep current standard operating procedures for the Purchasing Department including each purchasing position
  • Responsible for compliance with Sarbanes Oxley (SOX) controls and random monthly audits
  • Responsible for working with all operation teams to reduce variances
  • Understand the PIC process and provide cost forecasts as needed
  • Responsible for taking part in new community kick-off meetings
  • Maintain working knowledge of all relevant building code requirements
  • Develop and maintain specifications
  • Perform supplier production analysis to ensure labor availability

About you:

  • Bachelors Degree and/or minimum of ten years of experience in strategic sourcing, supply chain management and/or procurement or construction.
  • Extensive knowledge of the homebuilding construction process, experience working for a top 10 national homebuilder (including familiarity or prior experience with production homebuilder)
  • Hands-on experience and demonstrated performance in data analysis, with strong Excel skills
  • Prior experience managing and training procurement personnel
  • Working knowledge of financial systems used within large organizations
  • Experience working collaboratively with individuals and groups from a wide variety of backgrounds and organization levels, to incorporate their ideas, adapt to their needs, and to form consensus in appropriate situations
  • High level commitment to customer service and teamwork
  • Ability to operate independently and under pressure, to perform multiple concurrent tasks and responsibilities, and to deal with changing priorities while maintaining personal effectiveness
  • Demonstrated knowledge and expertise using various proven negotiation methods and the ability to critically analyze a negotiation
  • Ability to travel, if necessary
  • Ability to use with ease the Microsoft suite of solutions
  • Preferred having a Construction license
  • Preferred Masters degree in business, supply chain management, or related field
  • Knowledge of Newstar, BuildPro and PlanSwift is a preferred

FLSA Status: Exempt

Physical Demands:

  • Must be able to able to remain in a stationary position 50% of the time
  • The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
