OBJECTIVE AND POSITION SUMMARY
The Associate Director Housing Counseling Services is responsible for providing comprehensive Housing Counseling Services focusing on the areas of pre-purchase education, foreclosure prevention and financial literacy education. The Associate Director Housing Counseling Services position is also responsible for assisting the Director with everyday programs.
Associate Director Housing Counseling Services is responsible for producing progress reports as assigned by the Director. The Associate Director is required to have a strong technical background with emphasis on mortgage lending (originating and servicing), credit repairing counseling and real estate and foreclosure activities. Other strategic abilities include active listing, analytical and organizational skills and steady boundaries. It is critical that the Associate Director be an artful negotiator. Flexible and optimistic while realistic, a positive attitude is necessary to best manage clients' team member's expectations. Increasing innovative growth strategies to help in maintaining staff and adding capacity. The Associate Director position requires travel across the state and outside the state occasionally with the ability to provide reliable access to Associate Director.
SPECIALIZATIONS
Good working knowledge of the foreclosure process
Knowledge of the housing market and potential obstacles to homeownership
Knowledge of lending products and various home buyer assistance programs
Ability to analyze financial information
Ability to calculate loan rates/terms
Knowledge of Client Management System (CounselorMax preferred)
Demonstrated ability to work with others in establishing goals and objectives
A minimum of three years of direct team supervision
Demonstrated skill in organizing time and prioritizing work load
2 Years' experience and clearly demonstrated skills in credit repair and mortgage lending procedures.
MINIMUM OUALIFICATIONS
Education:
OR
A Bachelor's or Associates degree recipient is preferred
Certifications, Licenses and Registrations:
PRIMARY DUTIES AND ESSENTIAL FUNCTIONS
Identify, evaluate and develop funding sources to support Housing Counseling Services.
Document customer interaction. Use professional standards as they apply to privacy and confidentially while documenting customer information.
Document the scope of the problem and maintain statistics on outcomes of assistance provided Create customer hard copy of file and promptly input new client file into CounselorMax, an electronic database containing client counseling information.
Add counseling information after each additional counselling session or client event.
Provide prompt response to clients' request. Perform regular follow up with clients and servicers periodically review files with Housing Director.
Build relationships with lenders, realtors and other professionals in housing to develop referral sources.
Assist with other outside counseling and teach or assist with homebuyer/homeowner education workshops and crisis budgeting classes needed.
Attain and maintain required counseling certifications
Maintain up-to-date information on lending and homeowner assistance products
Participate in outreach activities aimed at marketing programs and services
Assist Housing Director to insure collaboration of all counseling staff in events Assist Housing Director in dealing with staffing
Assist Housing Director with reporting and training of staff Other duties as assigned
Mathematical Skills:
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
Ability to compute rate, ratio and percent
Understand mathematical concepts identified above.
Reasoning Ability:
Ability to identify problems collect data, establish facts, and draw valid conclusions
Ability to interpret a variety of instructions and deal with several abstract and concrete variables
Ability to take decisive action
Ability to use solid organization and time management skills.
Time Management:
Ability to manage staff schedules
Ability to conduct counseling meeting in allotted time
Ability to meet deadlines
JOB DEMANDS
Ability to travel as needed.
Ability to communicate Cleary and effectively both verbally and in writing.
Ability to present operational information to personnel at all levels
Able to identify and recruit potential funding sources,
Able to be flexible with work schedule changes if required

Ability to work with the complex demands of customers and to resolve customers' problems and concerns.
Travel:
The Associate Director Housing Counseling Services position requires travel across the state and outside the state occasionally with the ability to provide reliable transportation.
Continuing Education:
Employee will be expected to participate in continuous learning, competency building and maintenance of competency skills.

Education:
- 2 years of experience and clearly demonstrated skills in credit repair and mortgage lending procedures including loan servicing mortgage underwriting concepts and loss mitigation options
- Knowledgeable of standard real estate terms and transaction management
OR
A Bachelor's or Associates degree recipient is preferred
Certifications, Licenses and Registrations:
- HUD Certified Housing Counselling Certificate
- National certification from Neighborworks or NCLR is required within one year of hire.
- A valid driver's license and proof of auto insurance is required.
