Bi-lingual Residential Property Manager

Job Description

We are seeking a licensed, dedicated, and experienced property manager who is bilingual in English and Spanish and has reliable transportation to commute between properties and corporate offices. The candidate should possess a current Nevada Real Estate salesperson license with a property management permit. However, if not currently licensed, the candidate must be willing to obtain these credentials on their own time; reimbursement for tuition, books and licensing fees will be provided upon completion of licensing. The Property Manager will oversee and ensure exceptional living experiences for our residents. As a Property Manager, you will be responsible for overseeing our portfolio's overall operations, leasing, maintenance, and financial performance. This is a team environment.


Responsibilities:


  1. Manage day-to-day operations of the portfolio, including leasing, maintenance, and resident & owner relations.
  2. Conduct property tours for prospective tenants, respond to inquiries, and assist with leasing activities.
  3. Ensure timely rent collection, handle delinquent accounts, and handle eviction processes as necessary.
  4. Supervise maintenance staff, vendors, and contractors to maintain each property's appearance and address maintenance issues promptly.
  5. Oversee repairs, unit turns, and maintenance projects to ensure quality and efficiency.
  6. Implement and enforce property policies, lease agreements, and fair housing regulations.
  7. Maintain accurate records of resident leases, applications, maintenance requests, and financial transactions.
  8. Prepare and manage budgets, financial reports, and property expenses to meet revenue and expense targets.
  9. Foster positive relationships with owners, residents, handle resident and owner complaints and inquiries, and promote resident satisfaction.
  10. Monitor market trends, conduct competitive analysis, and implement marketing strategies to attract and retain tenants.
  11. Collaborate with corporate management, participate in meetings, and provide regular updates on the portfolio's performance.


Qualifications:


  1. Previous experience in property management, preferably in residential single-family/small multifamily residential communities.
  2. Strong leadership and interpersonal skills, with the ability to motivate and manage a team effectively.
  3. Excellent communication skills, both verbal and written, in English and Spanish.
  4. Possession of a current Nevada Real Estate salesperson license with a property management permit is desirable.
  5. Willingness to obtain a Nevada Real Estate salesperson license with a property management permit if not currently licensed.
  6. Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite, including Excel.
  7. Knowledge of fair housing laws, leasing practices, and property maintenance standards.
  8. Ability to oversee repairs, unit turns, and evictions while ensuring compliance with policies and regulations.
  9. Bachelor's degree in Business Administration, Real Estate, or related field is preferred but not required.
  10. A current Driver's License and reliable transportation to commute between communities and corporate offices.
  11. A smart phone for use to take pictures and communicate within your job responsibilities.
