DISTINGUISHING FEATURES OF THE CLASS:
The Realty Specialist is responsible for technical accuracy and legal suf?ciency of instruments of conveyance
and title documents pertaining to ownership, in connection with acquisitions, leases, disposals, exchanges,
partitions, right-of-way and other realty transactions.

ESSENTIAL FUNCTIONS:
Examine and review for accuracy and compliance of established regulations and policy of applications for
patents in fee, petitions for sale, petitions for partition, right-of-way, deeds, options and other legal
instruments used in acquisition disposal of land and interest in land.Advertise, negotiate, prepare, and supervise complex development leases for agriculture, business and
recreation.Process requests for mineral leases and permits, including sand and gravel permits; follow-up on leases
and permits to determine compliance with terms and stipulations.Prepare requests for real estate appraisal after realty transaction proposal is approved.Prepare advertisements for the sale of Indian trust or restricted land, abstracts of bids and recommends the
acceptance or rejection of bids received.Prepare deeds and request for issuance of patents in fee or other appropriate instrument of conveyance
and associated documents required in conveyance of trust or restricted land.Advise Indian, Indian groups and the Tribal Council relative to protection of title to their land and effect
on said title of various types of contracts, proposals, right-of-way and other types of proposals.Interview persons interested in obtaining an easement of right-of-way across Indian land and advise as to
regulations and requirements.Review applications and other required documents for conformity with regulations, Indian descriptions,
and trust landowners consent.Participate in planning, formulating, developing and directing programs for carrying out land acquisitions
and to provide land in usable blocks for Tribal individuals to aid them in attaining economic and social
objectives.Examine applications and supporting documents to ensure required signatures are obtained and assembly
is proper and equitable in accordance with existing regulations.
0 Discuss applications and proposed conveyances with parties involved and determine legality, propriety
and bene?ts to Indian landowners.

- Visit various federal, state and county agencies to obtain information from records to provide technical
assistance and guidance in speci?c cases in preparation of documents or reports in connection with various
types of Indian land conveyances.

- Direct the compilation of pertinent data relevant to probating of trust properties of deceased persons from
data concerning wills, estate inventories, family history data, etc.
0 Provide guidance upon receipt of ?nal determination of heirs to ensure estate income and trust lands are
apportioned to rightful heirs as set forth by the Probate Order; ensure pertinent documents are properly
posted.
0 Develop a tracking system for leases, sand and gravel permits; input suf?cient data to enable incumbent
to prepare annual report and other reports as required; maintain approved leases.

- Perform other related duties as assigned.REQUIRED KNOWLEDGE SKILL, AND ABILITY:Knowledge, understanding and familiarity with the regulations, administrative procedures and terminology
pertaining to real estate transactions, including realty practices, County, State and Federal laws.Working knowledge of surface and mineral leases, permits, title records, appraisals and land management
practices.Knowledge in use of standard of?ce equipment including computerized recordkeeping, encoding and manual
records.Knowledge and skill in developing interpersonal relationships to inform and persuade individuals on complex
issues.Skill in oral communications to present studies related to the Gila River Indian Community.Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of
time-sensitive deadlines.Ability to make sound and reasonable decisions in accordance with laws, ordinances, regulations, and
established procedures.Ability to maintain complex records and prepare accurate reports from statistical information.Ability to maintain a professional demeanor during stressful situations.Ability to interact with a diverse group of individuals in an above average manner to resolve technical issues.
Ability to conduct basic research and compile, analyze, and prepare a variety of ?scal, statistical, and
administrative reports.Ability to independently prepare correspondence and memorandums.Ability to establish and maintain effective working relationships with other employees, Community of?cials
and the general public.Ability to perform all physical requirements of the position; agree to maintain a Drug-free workplace.

REQUIRED EXPERIENCE AND TRAINING:
High School diploma or GED, some college courses in management or realty preferred, and a minimum of ?ve
(5) years professional realty work experience.ADDITIONAL REQUIREMENTRequired to pass background check.Required to obtain a Tribal Operators permit. Valid state drivers license with a current proof of driving
record for the past 39 months will be required to qualify for a tribal driving permit. Proof of driving record
must be submitted with application and must not be more than 60 days old from the date of submission
